When first arriving, we recommend arriving during daylight for better visibility Central location in Gatlinburg that is 12 minutes from the Smoky Mountains National Park, 9 minutes from downtown Gatlinburg and Ober Gatlinburg. Pigeon Forge is an 16 minute drive way. ➤ To look up the exact location of the cabin to estimate drive times, you can search for "Chalet Vista, Gatlinburg" on G Maps. ▲ The Chalet is located quite high up on Ski Mountain - prospective guests should take note that they will have to drive up a steady incline and the roads are winding and curvy. In a number of places the road can get narrow as well. When arriving first time, we recommend arriving during daylight for the best visibility. ❆ For bookings in winter time, you should expect to encounter adverse weather conditions (snow, ice, etc) and slippery roads. It is the guest's responsibility to be prepared for this - bringing a car with all-wheel drive and winter tires would be wise.

House rules
- No parties. - No smoking, vaping, inhaling, injection, or general usage of any recreational drug or substance anywhere on the property at any time. There will be a discretionary fine of up to $500 if there is evidence of drug or substance use during your stay - this includes (but is not limited to) odors in the house, leaving behind substances or litter e.g. cigarette butts, leaving behind paraphernalia, etc. - Pets are allowed on a case by case basis, with advance written permission from the host only. A one time pet fee of $250 will apply for up to 2 pets. Please include your pet in the guest count and the pet fee will be automatically included in the reservation. - No blasting of music or excessive noise. - Each month the house undergoes preventative treatment for pests. Sometimes rodent traps are present in the house - they are explicitly installed in areas where they cannot be accessed by animals, kids, etc. (e.g. behind the fridge). For this reason, appliances are not to be moved. All other treatments used in the house are non-toxic to people or animals. - There will be charges for excessive cleaning and maintenance if rules are not followed and the house is not left in good condition like you found it. This includes, but is not limited to, excessive trash, leaving dirty dishes / food, dirty grills, dirty hot tub, broken items, etc. Bears: It's not unusual to see bears multiple times during your stay. I hope you are able to! Bears are usually docile and uninterested in people. They frequently wander through the neighborhood to look for trash during the day. However, never forget that they are big, strong, wild animals and you should always assume they are dangerous. 1. Never feed the bears under any circumstance or leave food or trash outside. Bears learn to expect food and come back to the cabin to harass guests. This can make bears behave aggressively towards people and become a danger. It is not safe. 2. Never provoke bears. Do not approach, attack, touch, or otherwise engage them. If you unexpectedly encounter bears outside, slowly and calmly distance yourself from them. Carry air horns or bear spray when outside. Never put yourself between a momma bear and her cubs. A momma bear will get very defensive of her cubs and you will be in danger. 3. Lock your vehicle at all times and remove all traces of food! Local bears are smart and know how to open car doors! They can smell food inside very easily. A number of guests in the area periodically have their vehicles broken into and can suffer damage to the interior. Don't make this mistake! 4. Keep all house doors closed and locked! Especially the front door. You will have food in the house and bears frequently walk by the front steps. Please follow this rule! If bears get inside the house, we will have to hold you responsible for all costs involved to remove the bears and fixing any damages! Not fun for anyone! 5. Be careful with small children and animals. Don't let small kids play outside or leave any animals unattended. Never let them near bears. We aren't responsible for property damage or if someone is injured from a wild bear. Please make sure you follow the above rules, local and government recommendations and guidelines, and use common sense. Minors: For those bringing children/minors with them on their trip, an adult must supervise them at all times. Kids are never to be left alone in the house, for any reason. We are not responsible for any incidents that arise because a child was not supervised properly. Hot Tub: 1. Hot tub is for adults only (18+). 2. Make sure to shower before entering the hot tub! 3. No drinking of alcohol in or before entering the hot tub. This is very dangerous as alcohol amplifies how much the hot tub increases your body temperature and can lead to fainting, dizziness, etc. This is for everyone's safety! 4. When finished, please make sure to replace the cover on the hot tub and turn off the jets. Please do not add anything into the hot tub water. This includes, but is not limited to soaps, lotions, oils, bubble baths, etc. These can damage the tub machinery and require a lot of time and work to flush from the tub for the next guest. If our cleaners have to clean up from your party not following this rule there may be extra charges from our cleaning company. The hot tub must be completely filled above the jets for it to function and heat properly at all times. Before each stay, we ensure the tub is filled properly. Do not remove water from the hot tub or allow the jets to suck in air at any point - this can damage the tub and prevent it from heating. If water unintentionally splashes out, please ensure the water level is restored above the jets using the hose nearby. The hot tub is meant to be powered on and remain on continuously (it goes to sleep when not in use). You should only be interacting with the electronic keypad on the edge of the tub for everyday use. Do not touch the hot tub shut-off breaker or attempt to disconnect it from power except in an emergency. In a case where you tripped the emergency disconnect, you should let us know right away. Trash: There are trash barrels located inside metal bear bins next to the front steps for your use. These are used to hold trash and kept chained shut to prevent bears from getting into garbage! Please ensure that all of your trash is bagged, goes inside the bear bins, and that the bins are chained shut. Any unprotected trash will immediately attract bears who will tear open bags and happily toss garbage around the property! This requires our cleaners to spend a lot of time cleaning up the yard for the next guest and they will charge you for the time spent! Unfortunately, there is no weekly trash service for the house and trash is only picked up at the end of your stay. If your bins are starting to get full in the middle of your stay and you'd like a mid-stay trash pickup to empty them, let me know right away. I can send someone either same-day or next-day to pick up trash, but there will be a $35 surcharge as I have to pay for the additional service. Let me know before they get full so you can avoid any overflow trash pickup charges. Do not leave any overflow trash outside the bear bins - if you run out of space and don't want an extra trash pickup, you must keep it inside the house until you leave. Our cleaners may charge for excessive overflow trash - usually if it's just a few bags it's not a problem, but if it's an excessive amount you may get charged about $15 per bag. If my housekeepers find excessive mess / trash that was not cleaned up properly (food, cooking mess, groceries, etc) there will be extra charges for the time spent cleaning up. This can vary based on the mess left behind but will be at least $75. Grills and Fireplaces: While using the propane grill, you must stay outside to supervise the grill while in use and keep children or anything flammable far away from the grill. You must clean the grill after you use it and before departing from your stay. Please don't leave a dirty grill for our cleaners as it takes a lot of time for them to restore the grill for the next guest. Our cleaning staff will charge at least $25 for this. The main fireplace in the living room is gas-controlled and has an open flame. Do not put or burn anything in the main fireplace. Do not store any personal belongings on the fireplace hearth and keep small children or animals away and in a safe place when in-use. Bedroom fireplaces are electric and do not have an exposed flame. You must supervise all fireplaces when in-use. Do not leave small children or animals inside a closed bedroom with a fireplace insert running as it may overheat them. Animals: For those guests that need to bring an assistance animal, we are more than happy to accommodate you. Please notify me in advance of your intent to bring an assistance animal with you so I am aware that an animal is on the property and can notify our cleaners. We also have some house rules for animals on the property: 1. Your assistance animal must not be left alone / unattended in the house or outside at any time (bears are very prevalent in the area and pose a risk to the animal). 2. The animal must relieve itself outside and on the edge of the property - not on the driveway, parking areas, steps, gardened areas, any of the decks, etc. If they do not make it there, you are responsible for cleaning up after them. 3. Please do not leave animal waste for our cleaners - if they have to clean up after animal waste they will add extra charges. 4. You must keep the animal under control at all times when outdoors (on a leash, etc) and it must not roam freely. In the unfortunate incident that an animal is not kept under control or proven to be not properly housebroken I may ask you to remove the animal for the remainder of your stay. 5. If there is any damage to the house as a result of the animal e.g. stains, scratches, etc. I may have to charge you for cleaning, replacing, or repairing relevant items. I do not like to do this, so please ensure the animal is properly secured and house-trained! VACATION RENTAL AGREEMENT THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY AT ANY TIME. YOUR USE IS LIMITED TO THAT STATED IN THIS AGREEMENT. This Vacation Rental Agreement ("Agreement") is entered into by and between the Host and Guest with respect to the subject property being booked. By booking the subject property, Guest agrees to be bound by the following terms and conditions, including the provisions relating to reviews and house rules. • COVERED PERIOD Your sole right to use the Property begins with the stated check-in and check-out times on the listing, unless other times are approved in writing in advance by the Host. This agreement is in effect from the time and date of the confirmation of your booking of the Property. For any late-checkout not agreed to, there will be a late fee of $100 for every 30 mins past the check-out time. • HOUSE RULES Guest agrees to comply with all house rules set forth by the Host, which are provided in the Property's listing, posted on the Property, provided via platform messaging, text messaging or otherwise made available to Guest. The house rules may include, but are not limited to, restrictions related to noise levels, occupancy, pets, smoking, parking, communication standards and review policies. • BREACH OF HOUSE RULES In the event that Guest breaches any of the house rules during their stay, the Host reserves the right to: a. Terminate the Guest's stay at the Property without refund or compensation; b. Assess additional fees for damages, cleaning, or other expenses resulting from the breach; c. Retain all or a portion of the security deposit, if applicable; and d. Pursue any other legal remedies available under applicable law. • RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must use their legal name when booking. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest's invitees. The Guest understands that the Hosts only rents to responsible adults over the age of 21 ONLY. • GUESTS You may not exceed the number of people stated on your reservation confirmation at any time without prior approval of the Host. This limitation applies regardless of whether such persons are staying the night or just visiting. • NOISE LIMITS - Respect the stated quiet hours on the listing. 9pm-8am - No blasting of music or loud noise that can be heard by neighbors, even outside quiet hours. Violations can result in your eviction from the property and a fine of up to $250. • SMOKING: Smoking is NOT permitted in the Property under any circumstance. Smoking is allowed outside 15 ft or more away from the property as long as butts and ashes are not left behind and only. Discard the butts and ashes in the outside garbage after extinguishing. Do not throw butts on the ground (including the fire ring – if applicable) or bring them into the house. If there is any tobacco or marijuana smell in the home after your departure, there will be a minimum $350 and up to $2,500 penalty fine. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a fine of up to $500. • SPECIAL EVENTS & PARTIES Special events, including but not limited to weddings and parties, are not permitted without prior written approval of the Host. Unauthorized parties and events will be charged a fine of up to $1000 and may result in eviction from the property. • CLEANLINESS - There will be charges for excessive cleaning and maintenance if rules are not followed and the house is not left in good condition like you found it. This includes, but is not limited to, excessive trash, leaving dirty dishes / food, dirty grills, dirty hot tub, broken items, etc. • PROHIBITED ITEMS DJ equipment and PA speakers are prohibited without prior written approval. Additionally, the following items are considered damaging and are not allowed on the property; you will be charged a fine of up $250 if found in violation of this rule. - Candles - Incendiary Devices - Confetti - Glitter - Paint • CANCELLATIONS If for any reason beyond the control of the Property owner, the Property is unavailable for use by Guest, the Host may cancel your reservation with only a refund of the actual fees and/or deposits you have paid. • PETS Pets may be allowed with prior written permission of the Host and only with an additional cleaning fee. Host will deduct $400 from your deposit for unapproved pets. Pet owners agree to the following additional rules: - Use protective sheets that we will leave out for you to cover any place where your pet may lie (we are not equipped to shampoo furniture or rugs or dry clean bedding after your departure); - Outside the house, dogs are to be leashed at all times; and - Owners must immediately pick up after their pets and deposit waste in a plastic bag and place it in the garbage. In addition to our additional pet cleaning fee, the Host will deduct the costs of extra cleaning or repairs necessitated by the presence of your pets. In addition, you assume all responsibility for any harm that may come to your pets (s) and agree to hold harmless the Host, the Property owner, their agents and employees against all losses, claims, liabilities, causes of action, damages, costs and expenses related to any harm that may come to your pet(s) while on the Property. • PLUMBING: Do not put any feminine products in the toilet. The toilets are water-saving models and don't have a strong flush - limiting the amount of toilet paper used will help prevent a clog. Plungers are provided if a clog occurs. Please do not pour grease down the drain. • INTERNET - No illegal or abusive use of the Internet access is allowed on the Property. - The area may have occasional internet outages. the Host will not be responsible for general internet outages. • POWER • The area may occasionally have power outages. Host is not responsible for any general outages of Sevier County Electric during a guest's stay. • SURVEILLANCE Guest must also acknowledge and accept that there are surveillance or recording devices on the Property. All cameras face public spaces such as parking, entrance and exterior areas. There are no cameras inside the house or in private guest spaces. • POWER/ WEATHER RELATED CANCELATION: the Host will not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages or forest fires. We recommend guests to consider obtaining travel insurance to protect against such events. • OWNER ACCESS Guest shall allow the owner of the Property or any designated workers access to the Property for landscaping and routine maintenance, cleaning, repairs and inspection of buildings, and any pool and hot tub on the Property. • WILDLIFE DANGERS - Guest acknowledges that the Property is located in the Smoky Mountains areas of the state of Tennessee, which has unique forms of animal and plant life. This environment is inhabited by numerous animals who may harm humans or pets under certain conditions. These animals include bears, wolves, rattlesnakes, and bobcats, among others. - These animals should be avoided altogether by Guests, other inhabitants of the Property, and guests of Guest, and Guest should take all necessary precautions to keep pets away from these animals. • POOLS A. Swimming pools and hot tubs, (collectively “pools”), while providing exercise, recreation, and relaxation, can also be dangerous. People (as well as pets) can be severely injured or drown if a pool is not properly used. Guest, other occupants and the guests of Guest must adhere to the following safe practices regarding use of any pool on the Property: - No one should dive into the pool; - No intoxicated persons may use the pool; - No one should use the pool alone as there is no lifeguard on duty; - Children may never be left unattended when they may gain access to the pool, not even for a few seconds; and - Regarding hot tubs, all persons should fully remove the hot tub cover before use; no one should sit or lie on the cover. - DO NOT ADD ANYTHING TO THE POOL / HOT TUB WATER such as bubble bath & oils, even if they say they are compatible. - If the water level is low (below the filter intake) add more water or call, as low water can destroy the pump, resulting in additional charges. - If the water looks cloudy or dirty, contact the Host. If it is found that the service is necessary due to Guest abuse, the Guest will be responsible for the charges. Neither the Host, the Property owner nor their employees or agents can assure the safety of persons using property containing a pool. As a consequence, Guest will assume liability for all losses, costs, damages, claims, liabilities and expenses related to pool use by Guest, other occupants, their guests, and their pets, as further set out below in Paragraph D of this Section 11. B. If the Property contains a pool, the following rules also apply: - The pool may be used after dark with quiet hours in mind (no loud noises after 10pm). Guests are welcome to enjoy the pool all night but must pay attention to the noise! - Adult supervision is required for anyone under the age of 14; - All drinks must be served in unbreakable containers; - No excessive noise is permitted at any hour; and - Users must shower and clean their feet prior to using the pool. - If the guest pays for pool heating, the Host will make best effort to bring the pool temperature to the advertised temperature. However, the guest agrees that the pool may not be at the target temperature by check-in time due to factors outside of the Host's control, such as weather conditions. If the pool is not at the target temperature by check-in time due to factors outside of the Host's control, the Host will not be liable. C. NO LIFEGUARD WILL BE ON DUTY AT THE POOL. GUEST, OTHER OCCUPANTS AND GUESTS OF GUEST SWIM AT THEIR OWN RISK D. Guest agrees to release, indemnify, hold harmless and forever discharge the Host, the Property owner and their employees, agents, successors and assigns from any and all losses, costs, expenses, claims, liabilities and causes of action of any kind that Guest, members of Guest's household or Guest's guests or invitees may have at any time resulting from or relating to such persons’ use of a pool on the Property. • PEST CONTROL: - Each month the house undergoes preventative treatment for pests. Sometimes rodent traps are present in the house - they are explicitly installed in areas where they cannot be accessed by animals, kids, etc. (e.g. behind the fridge). For this reason, appliances are not to be moved. All other treatments used in the house are non-toxic to people or animals. - The guest is responsible for preventing pets and children from ingesting any pest control treatment. • PHOTO & VIDEO Our property is a beautiful place to shoot photos, and we welcome you to tag us on IG. We charge production fees, which start at $1,000 per day, for all commercial, professional, promotional, editorial and or revenue generating photography and videography generated on property. These must be paid in advance of your arrival. If it's a couple of casual photos during your stay that’s totally fine. We consider a shoot commercial if it involves any lighting, support crew, professional equipment, or if the end purpose of the images is tied to any product, service or revenue generating activity or used for editorial or publicity or if any economic benefit is received by you or any of your guests—even if it’s just shot on your phone. If you are in doubt as to whether your shoot would be considered commercial, inquire first. Failure to do so may result in immediate cancellation of your reservation, loss of all payments and deposits and removal from property. You will also be held responsible for any production fees in excess of your deposit plus attorneys fees, court costs and hourly management fees incurred in connection with any violations. Please note that without a signed location release, you do not have the right to use any imagery created on property. So it's best to be transparent and inquire first. • FIREARMS We do not allow firearms on the property. If you are a firearms carrier, your firearm must remain off the property. • FURNITURE AND FINISHES It is not permitted to move furniture around the house due to the wear and tear on the floors and finishes around the cabin. Do not take furniture from inside the house and use it outside. If for some reason you need to rearrange something in the house, you are responsible for returning it to where it was located when you arrived and you must lift or carry items at all times, not drag them. We are not responsible for any injuries, other harm, or costs to you in the process of moving or rearranging items. You will be responsible for any damage or costs associated with returning furniture, decorations, etc back to their intended state. Our cleaners are not permitted to move furniture or heavy items and this is work is not included in any cleaning fees associated with your booking. Bringing of additional furniture, structures, or similar to the cabin or anywhere else on the property is prohibited and is subject to fines. You will also be responsible for any damage or wear and tear from bringing these items on the the property or costs incurred to removing them. • SECURITY & SAFETY RISKS: ALWAYS LOCK DOORS AND WINDOWS WHEN YOU LEAVE THE HOME. When you rent the home, you assume responsibility for it and its contents, as well as your personal property. • ADDED SERVICES By booking any of the available add-ons the renter understands they are not affiliated with the property owner and/or property manager, and the guest/renter agrees to release, indemnify and hold harmless the property owner and/or property manager for any and all claims related to any third party activities. By renting this property, Guest acknowledges that they have read, understand and accept the terms listed above, including but not limited to the entire property, added services and guest policy. Guest agrees to release, indemnify, hold harmless and forever discharge the Host, the Property owner and their employees, agents, successors and assigns from any and all damages, losses, costs, and expenses, including the value of missing items, resulting from Guest’s failure to follow the rules stated in this Agreement or as a result of the causes stated below in this paragraph. Accordingly, the Host may withhold all or part of your deposit if you fail to follow the rules in this Agreement, the Property listing or the Property house manual. If the cost of damages, losses, or missing items resulting from Guest’s failure to follow the rules or as a result of the causes stated in this paragraph should exceed the amount of the deposit, the Host will bill Guest’s credit card for the difference and/or pursue legal action. Cause(s) for withholding deposit funds, charging Guest’s credit card and/or pursuing legal action include, but are not limited to: damage to premises or contents; missing or broken items; lost keys; required excessive cleaning; failure to comply fully with the departure checklist; smoke odors or damage; mailing charges for items left behind; unauthorized persons visiting or staying on the property; the presence of a dog without authorization; noise complaints after 9pm, including related fines; trespassing on neighboring properties; and unauthorized late check-out. • REPORTING ISSUES: It is rare, but in the unfortunate case the guest finds a problem at the house, the host will always make a best effort to fix the problem, including sending housekeepers or handymen over to address the issue. If the Guest reports major problems or issues with their stay only after checking out, the guest shall not be eligible for any compensation by the Host. On refunds: If the host cannot verify an issue at the house and the guest did not report it until after departing and/or didn't provide photos to substantiate the issue, the host will not provide any compensation to the guest. If the guest does not respond to any reasonable attempts to fix a problem during their stay, the host will not provide any compensation to the guest. • PROHIBITION OF FALSE CLAIMS IN COMMUNICATIONS Guest agrees to act in good faith and to provide accurate and truthful information when communicating with the Host and the rental platform. In order to maintain a transparent and honest relationship, Guest agrees to the following restrictions: a. Guest shall not make any false, misleading, or inaccurate claims, statements, or allegations about the Property, the Host, or their stay in any communications with the Host or the rental platform. This includes, but is not limited to, messages, emails, phone calls, or in-person conversations. b. Guest understands that any breach of these communication restrictions may cause irreparable harm to the Host and that the Host may seek injunctive relief to prevent further breaches, in addition to any other remedies available under applicable law. e. If Guest is found to have made false claims, statements, or allegations about the Property or the Host in any communications with the Host or the rental platform, Guest shall be prohibited from writing any reviews, ratings, or comments about the Property or the Host on any online platform or other public forum, including but not limited to, websites, social media, blogs, or print media. If the guest is found to be in breach of these restrictions, the guest gives permission to Airbnb/VRBO/other hosting platform to remove any review by the Guest related to the Guest's stay. • REVIEW POLICY: RESTRICTIONS IN THE EVENT OF A HOUSE RULE VIOLATION In order to protect the Host's reputation and ensure a fair and accurate review process, Guest agrees to the following restrictions related to reviews: a. If Guest breaches any house rules during their stay, Guest shall not post any reviews, ratings, or comments about the Property or the Host on any online platform or other public forum, including but not limited to, websites, social media, blogs, or print media. b. Guest shall not encourage or solicit any third party to post a review, rating, or comment about the Property or the Host if such third party is aware of or influenced by the Guest's breach of house rules. c. Guest agrees not to post any false, misleading, or inaccurate information about the Property or the Host in any review, rating, or comment on any online platform or other public forum, including but not limited to, websites, social media, blogs, or print media. This includes any false statements, misrepresentations, or exaggerations that may be intended to harm the reputation or business of the Host. d. Guest acknowledges that any breach of these review restrictions will cause irreparable harm to the Host and that Host may seek injunctive relief to prevent further breaches, in addition to any other remedies available under applicable law. When we first arrived at this cabin, we were in awe of the beauty of the location and amenities provided. When we had questions, we would send a message and always received a prompt answer. The kitchen was well stocked which is important to us because we love "cooking in" for vacation. The bedrooms provided our extended family of 8 plenty of space to spread out and enjoy family time together yet still have room to rest on our own. Our one year old grandson LOVED the deck and the stairs, especially when we saw bears (multiple times) and even a woodpecker. The theater room was especially fun to watch some of our favorite shows and we all enjoyed the game room. We got to enjoy the hot tub, the views from the deck and the large kitchen table, perfect for our board games with the whole family! Thank you Andrew for your lovely home! We hope to back again!

We booked this place at the very last minute after receiving the unfortunate news that the original property we had booked had a leak. We were already on our way when we found out, so we searched Airbnb and came across Andrew’s place. I messaged him to ask whether the property was still available, and honestly, I was not expecting much since we were requesting a same-day booking for four days. To my surprise, he responded almost immediately and confirmed the availability. The house was huge, very clean, and truly a great value for the money.
